Primary market has more choices, but sales are slower
Here is the one fact that changes what you should do right now. The Real Estate Data Aggregator counted 567 homes for sale across the Primary market in the three months ending August 31, 2026. That is 20.6% more than a year before. At the same time, homes sold fell 13.6%. More supply and fewer sales means your pricing and preparation matter more than they did last year.
The National Association of Realtors put the national supply of homes at 4.9 months, the highest level in over ten years. That trend is showing up here at home. Buyers have more homes to compare. That gives them room to be selective.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is not helping buyer demand. Fewer buyers moving means sellers need to stand out on price and condition.
How each ZIP code is reading
The picture is not the same everywhere. ZIP 31605 is moving faster than the rest. ZIP 31601 has the most supply sitting on the market. Here is how the six ZIP codes compare.
ZIP 31605: the fastest ZIP in the market

With 567 homes for sale and sales falling, buyers are comparing more carefully. The Real Estate Data Aggregator shows that across most ZIP codes, homes are still selling near list price. ZIP 31605 averaged 99% of list. ZIP 31632 averaged 98.7%. That holds when pricing is right from the start.
Freddie Mac put the 15-year fixed rate at 6.73% as of October 8, 2026. The National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. Buyers are cautious. A well-prepared, well-priced home still moves.
